Once you have made a booking, you are bound by these terms and conditions of hire. The deposit (30%) must be received by the due date. You are permitted to cancel your reservation free of charge before the deposit due date. The final payment must be received 28 days prior to the commencement of holiday. In short term bookings (less than six weeks before the commencement of holiday) full payment of the rent is required. Ignoring the payment of the rent does not count as cancellation. The person who makes the booking must be over the age of consent. A written agreement provided by the guardians and addressed to Sesaja Oy is required of people under the age of consent.
Information on the key pick-up is given 24 hours before the start of the period of reservation. If the key is lost, the actual costs from changing the lock are charged from the customer. You will receive contact information and driving instructions to the cottage together with the final payment invoice. The cottage is at the tenants' disposal from 4 p.m. on the day of arrival to 12 noon on the day of departure. A separate written agreement must be made with Sesaja Oy, if different times are required. The rent includes the right to use the cottage, firewood, bedding, and basic dinner service with glasses, cutlery, utensils and pots and pans. Smoking is not permitted indoors. Only agreed number of tenants are permitted to be accommodated in the cottage! There are no pets indoors!

Linen

The tenants are required to bring their own linen and to take care of the cleaning of the cottage during the rental period and at its termination, if not otherwise agreed. Linen must always be used in the beds. Final cleaning and linens can be included in the rent of each cottage if so agreed, and they will be charged separately.     

Liability for damages

The customer shall be liable to the owner for any damages caused to the property or to its contents. Any complaints concerning the cottage are to be made directly and immediately to the contact person, complaints made afterwards will not be taken into account.

Cancellation

Cancellation of the booking must always be made in writing to Sesaja Oy. If the cancellation is made at least 28 days before the commencement of the holiday, only a cancellation and office fee of 50€ will be forfeited from the deposit and the rest of the deposit will be returned. If the cancellation is made 28-21 days prior to the commencement of the holiday, the full deposit will be forfeited. If the cancellation date is later than 21 days prior to the commencement of the holiday, the full rental charge will be charged, unless the cottage can be re-let. If the cancellation is made due to a serious illness, accident or death of the customer or his or her next of kin, the rental charge is refunded except for a cancellation and office fee of 50€. In such case a medical certificate on the cause of the cancellation is to be presented to Sesaja Oy. Non payment of the balance monies, either the deposit or the final payment, when they become due, will give Sesaja Oy the right to cancel the reservation.

In case of force majeure, Sesaja Oy has the right to cancel a confirmed booking. In this event all monies received from the customer will be returned.
